No. Epic Tiny Homes' current Tiny Homes on Wheels are not Class 1a buildings and are not supplied with Class 1a or NCC building approval/certification. They follow the applicable trailer and vehicle-approval, registration, towing, placement, occupation and local land-use requirements. If a THOW is later permanently installed, altered or proposed for a use that triggers building approval, separate site-specific planning, engineering and certification requirements may apply.

Planning, building and vehicle requirements vary by property and jurisdiction. These FAQs are general information, not legal, planning, engineering or registration advice.
Start with the basics
It depends on the installation. A Pod on permanent footings requires site-specific planning, engineering and building certification. A Pod on a suitable trailer platform follows the applicable vehicle, registration and land-use pathway. Epic Tiny Homes can help the client identify and coordinate the relevant process.
Materials, insulation and connections
Insulation is included in the model specification, but the exact products and R-values can differ between fixed-site and trailer designs. Site climate, energy requirements and project classification may also affect the final build-up. Refer to the signed model specification rather than a general website statement.
The connection method depends on whether the product is a Pod or a Tiny Home on Wheels and whether the site is mains-connected or off-grid. Epic Tiny Homes identifies the supply interface in the project documents. Final connection, switchboard work and site upgrades must be completed by appropriately licensed electrical contractors.
A Pod may connect to an approved mains or private water system where installed as a building; a Tiny Home on Wheels may use a designated inlet or an off-grid tank arrangement, depending on specification. Capacity, pressure, backflow protection and approvals must be checked for the site, with plumbing completed by licensed trades where required.
Options may include an approved sewer connection, an on-site wastewater system or a specified waterless or composting solution. Suitability depends on the model, occupancy, soil, land area and local health or council requirements. Epic Tiny Homes can coordinate design information, but licensed plumbing and authority approvals remain site-specific.
Transport, access and positioning
Possibly, but access must be assessed early. We review road width, gates, driveway geometry, overhead services, turning space, gradients and the proposed unloading area. A smaller delivery vehicle, traffic control or crane may be needed, and exceptional access requirements can sit outside the free-delivery offer.
We review the destination, access and home type, then coordinate suitable transport to site. Standard Australia-wide delivery is promoted as included, subject to terms and conditions. Escorts, ferries, remote-area logistics, restricted access, cranes, traffic management, foundations and installation can attract additional project-specific costs.
Yes, where the lift is engineered and planned by suitable contractors. Crane size, reach, ground conditions, overhead hazards, road occupancy and exclusion zones must be assessed before delivery. Craneage is site-specific and is not assumed to be included in standard delivery.
Yes. Epic Tiny Homes promotes free delivery nationwide, subject to terms and conditions. The quotation confirms what is included for your postcode and identifies exclusions such as remote access, islands or ferries, escorts, craneage, traffic management, difficult site access and exceptional handling.
VINs, registration and trailer documentation
A trailer model combines compact living with a purpose-built transport platform and can offer more relocation flexibility than a fixed-site home. It is not a universal planning exemption: towing, registration, placement, occupation and utility rules still need to be checked for the route and property.
Epic Tiny Homes’ trailer homes are supplied with a trailer and VIN, but a VIN alone does not make the trailer registrable. Trailers generally require entry on the Register of Approved Vehicles or another applicable vehicle-approval pathway before first registration, followed by the relevant state or territory inspection, documentation and fee requirements.
Each trailer is intended to be supplied with a VIN. The final handover pack must confirm the trailer manufacturer, mass details, applicable vehicle approval or RAV entry, and any required plate or marking. Registration eligibility is determined by the relevant Australian vehicle and state or territory requirements for the manufactured unit.
Support after delivery and permitted use
The manufacturing factory has been in business for more than 15 years. It provides a 10-year manufacturer warranty on the galvanized-steel structure of the house and trailer, and a 12-month manufacturer warranty on the remaining manufacturer-supplied components, subject to the written terms. For approved warranty claims, the factory supplies replacement materials without charge, excluding fair wear and tear. The appointed contractor remains responsible for workmanship, installation and the other obligations within their contracted scope. The signed contract and warranty pack confirm exclusions, claim procedures and responsibility for freight, labour, removal, reinstallation, appliances and third-party items. Australian Consumer Law rights apply in addition to any written warranty.
Potentially, subject to planning approval, land-use rules, building classification, insurance and any short-term-rental requirements. Epic Tiny Homes does not promise occupancy, yield or approval. Obtain property-specific advice from council, a planner and your insurer before relying on any rental or accommodation income.
Yes. The five trailer models currently offered by Epic Tiny Homes are established best-selling designs that have already been manufactured for the Australian market. They were selected from a broader overseas factory catalogue because they are considered better suited to Australian customers and project requirements.
Yes. The factory has more than 20 additional designs, but many are not presently considered suitable for Australia without redesign, engineering review and local certification. For that reason, Epic Tiny Homes focuses on the five proven trailer models currently in the range.
Potentially, yes. A bespoke design is subject to factory feasibility, special tooling and production set-up, and a minimum order quantity of five units. The final design also requires Australian engineering and compliance review, including a separate electrical-installation certification process for Australia.
The manufacturer provides a 10-year warranty on the galvanized-steel structure of both the house and trailer, subject to the written warranty terms, exclusions and claim procedures.
The remaining manufacturer-supplied house and trailer components are covered by a 12-month manufacturer warranty, subject to the written terms and exclusions.
For an approved manufacturer warranty claim, the factory provides replacement materials without charge, excluding fair wear and tear. Freight, labour, removal, reinstallation and contractor responsibilities are determined by the signed contract and warranty documentation.
